We settled on a new investment property yesterday! This time right
in the city - just off 2nd street, in an old Irish section of South
Philly.
It is a small brick home - approximately 1100 square feet - 2 bedroom, 1 bath. It will make a great starter home. We intend to add value by finishing the basement - which will add an additional 200+ square feet.
We bought the property from the bank, at a purchase price of $101,000. The quote for Construction is $50,000, which brings us to a total of $156,000, when including 5,000 in closing costs.
The independent bank appraisal came back at $223,000, so there should
be a nice profit. 6-8 weeks for total rehab - the interior
demo work started today!
Happy to have our first downtown deal in quite a few years - feels good! Will update with pics soon!

With the constant distractions of email, text, phone and face to face meetings, it has become more important than ever to effectively manage our time. Otherwise, it seems that an entire day (or days) can be spent only reacting to the requests/demands of external sources.
Avoid falling into the ‘reactive’ category and make sure that at least some portion of your time is spent focused on your own agenda. What are the key priorities which will drive you towards accomplishing the specific goals in your life?
Studies prove (The Power of Full Engagement, Jim Loehr and Tony Schwartz) that deciding and documenting specifically WHEN and WHERE a task is going to be accomplished will result in a much higher rate of success.
If you are serious about getting things done, take a few minutes at the start of your day and jot down a specific time and place. Try the following 15 minute routine to get yourself into the habit of planning (and effectively managing) your own day. Read more

Raised in a single-mother household, I witnessed daily how difficult it can be to manage all the responsibilities that come with running a household. Our parents divorced when my brother and I were 4 & 5 and we went to live with our grandparents (mom's mother and father). My grandparents were children of the depression and knew how to stretch a dollar. They helped our mother get a job and restart her life.
Years later, my mother was able to purchase a home - just a block away from my grandparents. Over the years, there would be ups and downs and many, many lessons learned. My mother made it perfectly clear that money did not grow on trees - if my brother and I wanted something, we were going to have to earn it. I still joke today about my mother leaving us IOUs (we owed her) on the
staircase. We were on recurring payment plan with our mom. (Thank
you, Mom!)

I have been investing in real estate for over 10 years and people always ask the same question - "How did you get
started"?
The answer is books - to be more specific, 'Rich Dad, Poor Dad'. I
was fresh out of college, working as a software consultant, when a more
senior colleague/mentor of mine said to me...."I just finished a great
book. If I were your age, THIS is what I would be doing". A few weeks
later, while stuck at the Buffalo airport, in a bad snow storm, I read
nearly the entire book in one sitting. It changed my whole view of
personal finance and severely altered my plans of how I was going to
achieve a goal of financial independence.

I think another really good one is "Grow Rich with the Property Cycle" -by Kieran Trass- teaches people how to buy the right properties at the right time.
